“Furnished tourist accommodation refers to furnished villas, apartments or studios for the exclusive use of the tenant, offered for rent to visiting guests for stays rented by the day, week or month, without the tenant establishing permanent residence there.” (Article D. 324-1 of the French Tourism Code)

  • Showcase your accommodation and provide a recognised guarantee of quality.
  • More advantageous taxation for owners who have opted for the Micro-BIC tax regime: a 50% flat-rate allowance instead of 30% for non-classified properties.
  • Possibility of accepting French holiday vouchers (Chèques-Vacances).
  • Simplified calculation of tourist tax: the tourist tax is collected on the basis of a fixed rate.
  • Reassurance for guests: they know they are staying in accommodation that has been inspected.

Classification of furnished tourist accommodation is voluntary. There are 5 categories, from 1 to 5 stars, and the classification is valid for 5 years. At the end of this period, the owner must submit a new classification request if they wish their accommodation to remain classified.

A furnished property consisting of one main room and intended for one or two people must have a minimum floor area of 9 m² when the kitchen is separate, or at least 12 m² when it includes a kitchenette.

The surface area of the toilet and bathroom is not included and must therefore be deducted.

The classification table contains 133 criteria divided into three main categories:

  • Facilities
  • Guest services
  • Accessibility and sustainable development

The classification is based on a points system. Some criteria are mandatory, while others are optional.

Choose the category you would like to achieve by consulting the classification criteria table.

The fee for an inspection visit, including VAT, is €25 per sleeping place.

This price includes information and advice, preparation for the inspection, the inspection itself, and preparation of the inspection reports in both paper and digital format.

Travel and postage costs are also included in the inspection fee.

For further information and to receive the necessary documents, please contact the SIVAV.
